Seven floors of speculative office space, delivered to shell and core with tenant fit-out provisions on every floor.


Overview and challenge
Speculative work has no client on site to make decisions, which sounds easier and is not. Every provision has to anticipate a tenant who does not exist yet: riser capacity, floor loading, the position of the tea points.
We priced three fit-out scenarios at preconstruction and specified to the most demanding of the three wherever the cost difference was under 2%.
Solution and results
The building reached practical completion eight weeks before the first lease was signed. The incoming tenant’s fit-out ran to eleven weeks rather than the usual eighteen, because the provisions were already where they needed to be.
