Replacement of 43,000 square feet of failing curtain walling on a fourteen-story office building that remained fully occupied throughout.


Overview and challenge
The building could not be emptied, so the work was done from mast climbers one elevation at a time, with the internal face made good overnight. Tenants on each floor lost their windows for nine working days and got a written schedule six weeks ahead.
Solution and results
Air permeability improved by a factor of four and heating demand fell 38% in the first full winter. Occupancy never dropped below 91%, and no tenant served notice during the works.
